Adding a layer to the houses on Kornwierde could double the number of dwellings and increase the floor area by 66%. This is applicable for the entire Kornwierde and is still a relatively low assumption for the apartment buildings. Increasing the ownership of both private owners and the housing association, will increase the proporties value, helping to pay for part of the insulation and preservation works. 

Setting the location

Setting the location Kornwierde is a monotone, but green neighbourhood with dead-end streets and slow traffic. Consists of low-rise family houses and some three storey apartment buildings. The majority is owned by the social housing corporations, “De Alliantie”, but ca 50% of the low rise is private property. Recently a new 4 story high apartment building has been built. There are some examples of private top-up projects available already executed.

The results

The intervention, Gains and chances In this green neighbourhood, the focus was on adding an extra storey and a pitched roof, improving the architecture, increasing density and creating much more housing diversity. This gives this low-rise neighbourhood a huge boost.

Adding a storey (and a pitched roof) transforms the appearance of the whole neighbourhood and provides the opportunity to make the houses more sustainable. The cultural link with the former Zuiderzee can serve as inspiration for the new appearance of the neighbourhood. Behind the façade, the different types of housing can be realised and the new access and outdoor spaces provide more social safety and interaction between the residents. Implementing this intervention under spatial direction can lead to an attractive, diverse neighbourhood, making the Kornwierde ready for the future.
